What changes from city to city
Each city keeps its own checklist, and the work on the lot changes with it. Here is what we plan for in each one.
| City | County | Who issues the permit | What we take down most | Extra review |
|---|---|---|---|---|
| Fort Lauderdale | Broward | City of Fort Lauderdale, after the county asbestos statement | Teardowns on canal and waterfront lots | Historic Preservation Board in historic districts |
| Hollywood | Broward | City of Hollywood, after the county asbestos statement | Coastal houses and older pools | Flood zone near the beach |
| Miami Beach | Miami-Dade | City of Miami Beach | Single-family teardowns | Historic Preservation Board or Design Review Board, flood zone |
| Coral Gables | Miami-Dade | City of Coral Gables | Large houses with pools | Historic Preservation Officer letter, valid 18 months |
| Hialeah | Miami-Dade | City of Hialeah | CBS houses, additions and concrete | Owner-builder only when the owner lives there |
| Pinecrest | Miami-Dade | Village of Pinecrest | Ranch houses on acre-size lots | Village rules, checked per address |
| Kendall | Miami-Dade | Miami-Dade County (unincorporated) | Pools, screen enclosures and slabs | County demolition notice |
| Miami Shores, Key Biscayne, Pembroke Pines, Miramar | Both | Each city | We take jobs there too | Checked per address |
