Demolition contractors in Pinecrest, FL

Demolition contractor work in Pinecrest happens on big lots: 1960s ranch houses on close to an acre, usually with an old pool and a long driveway. We take all of it out and leave the ground rough-graded.

Ranch houses on acre lots

Pinecrest teardowns are mostly one-story ranch houses from the 1960s, set well back from the street. Most of them are CBS block on a slab, like much of Miami, and the slab and footings come out with the walls.

Room is the big difference out here. The excavator, the dump trucks and a 40-yard container all fit inside the property, so we rarely stage anything on the street. Ranch houses run long and low. One that measures 70 × 35 ft is 2,450 sq ft of house, more than most city teardowns. Our house teardown service covers how a block house comes down, from roof tear-off to the last footing.

Old pools and long driveways

Pinecrest lots almost always add a pool and a driveway to the job.

On a lot this size the new house often lands in a different spot, and the old pool can end up under the new footprint. That is why we lean toward full removal here: the whole shell comes out, the deck and equipment pad go with it, and the hole gets clean fill in compacted lifts. Full removal is $9,500 per pool, explained on our pool removal page.

Driveways run long. A strip 120 ft from the street at 12 ft wide is 1,440 sq ft of concrete, which we break with a hoe ram and load with a skid steer. Where it meets the street, the apron sits in the public right-of-way, and work there usually needs its own permit; we check that before we cut. Details sit on the concrete removal page.

The Village permit

Pinecrest is an incorporated village with its own building department, so the demolition permit is filed with the Village, not the county. The Village sets its own demolition requirements, and we check its current list before filing.

Neighbors just north have one more step: our Coral Gables demolition page explains the historic review that city adds before a permit.

Frequently asked questions

Can you remove the pool and driveway now and the house later?

Yes. Each piece is priced on its own, so you can split the work over two visits. Most owners do it all at once to pay for the machine move only one time.

Do you clear the whole acre after a Pinecrest teardown?

We rough-grade the ground where the house stood, along with the old pool and driveway areas. Clearing the wooded part of the acre is a separate job with separate permits, and the big trees usually stay, so we quote it only after the Village tells us what it allows.

Can the trucks stay on my property during the job?

On an acre lot, nearly always. Staging in the street can require a separate right-of-way permit, which is one more reason we keep the trucks and the container inside the property line.
