Our demolition services

We do six kinds of residential demolition, from a full teardown to one cracked driveway.

What demolition costs in Miami

Each job has one price, set by the square foot or by the unit, and we confirm it when we see the property.

  • House demolition, CBS block

$8 per sq ft of house

Includes Machine demolition of the house, slab and footings, debris loaded and hauled, and the lot rough-graded.

  • Full pool removal

    $9,500 per pool

Includes The whole shell, deck and equipment pad broken out and hauled, clean fill placed in lifts and compacted. Compaction tests and an engineer's report, if you will build on it, are priced at the visit.

  • Concrete removal

    $4 per sq ft

Includes Driveway, slab, patio or walkway up to 4 in thick broken out, hauled to recycling and the base left level.

Labor, equipment and haul-off included, in US dollars, October 2026. A house is priced per square foot of footprint (length × width of the building). Concrete and gut jobs are priced per square foot of slab or floor. City permit fees are added at cost. Asbestos abatement, when the survey calls for it, is done and priced by a licensed abatement contractor. Tight access or a second story is priced after the visit, before we start.

We measure a house on its footprint, so a block house of 45 × 32 ft comes to 1,440 sq ft. The city permit fee and the asbestos survey go on top. Plug in your own measurements on our demolition cost calculator.

From first photo to a clean lot in 5 steps

Five stages take a house from standing to a clean lot, and only the first one needs you.

  1. You send photos for a free estimate, and we answer with a first price.
  2. We walk the property, measure the house and confirm the number.
  3. We gather the survey and the utility letters, book the asbestos survey with a licensed consultant and pull the permit with your city.
  4. The construction fence with screen goes up, the excavator brings the house down, and we sort the concrete from the metal before the trucks haul it.
  5. We break out the slab and footings, rough-grade the lot and call the city for the final inspection.

Each step in detail is on our page about how we work.

Permits and asbestos

Every house we tear down needs a demolition permit from the city where it sits, and each city keeps its own checklist, laid out in our demolition permit guide for Miami-Dade and Broward. Asbestos goes to other licensed trades. A licensed consultant samples the house, and when the report finds asbestos, a licensed abatement contractor takes it out before our machine shows up. Read the asbestos survey guide for when each county asks for one.

Teardowns in flood zones

Plenty of Miami teardowns start with a flood map. When repairs to a flood zone house reach half the building's value, the FEMA 50% rule makes the whole house meet new construction standards, so many owners knock it down and rebuild (how the FEMA 50% rule works).

Where we work

We work all over Miami-Dade and Broward, and these seven cities each have a page with their own permit quirks.

  • Fort Lauderdale Teardowns in Victoria Park and Harbor Beach, plus canal lots on Las Olas Isles.
  • Miami Beach Flood zone teardowns, with historic review in some districts.
  • Coral Gables A historic significance letter comes before the demolition permit.
  • Hialeah Block houses from the 1950s to the 1970s, plus old slabs and unpermitted additions.
  • Hollywood Coastal Broward, old pools near the beach and the county asbestos statement.
  • Pinecrest 1960s ranch houses on lots close to an acre, with long driveways.
  • Kendall Unincorporated Miami-Dade, where the county issues the permit.

More cities are on our service areas page, and the paperwork questions live in our demolition guides.

Frequently asked questions

Do you work in Broward as well as Miami-Dade?

Yes, from Fort Lauderdale and Hollywood down to Kendall and the Redland. The paperwork shifts at the county line. In Broward a county asbestos statement, the SRRA, gets filed first, and the county's Certificate of Submittal goes to the city with the demolition permit application.

Do you take small jobs, like one slab or a backyard shed?

Yes. Concrete is $4 per sq ft and a backyard shed is $750 per shed, so a single patio or an old shed is worth a call. On jobs like these the mini excavator and the skid steer work in the yard and the house is left as it is.

Do you build the new house after the demolition?

No. Our work ends at a rough-graded lot with the final inspection passed, ready for your builder's survey. Implosions and high-rise towers are outside our work too.
